Today’s podcast discusses the most recent existing home sales, and so far, one of the things I got wrong in 2025 is that the median sales price data I assumed would show some slight negative year-over-year data from September to December has whiffed 0-3. Last year, pricing firmed up in the 2nd half, and I didn’t believe we could hold a positive print in some of these months, but that hasn’t happened.
